Seems like a nice investment- selling at a fraction of the assessed value. Are these rental units or would you advise the investor sell off each individual unit?

Debbie-The units are rentals.  We have actually looked at selling them in 3 ways: individual units, individual buildings (2 units), and all 6 units together.  The seller would consider all of the above but prefers to concentrate on selling them all together.

Side note: I grew up in Kahoka, MO and went to college in Kirksville at what used to be Northeast MO State University.  It's now Truman University.

Terri - Looks like this property ccould generate a monthly cash flow as rentals while building more equity. Should be interesting to see how this pans out.

I don't know much about Truman other than it has a very positive reputation in this area. Sounds like a good school to be from - Congratulations! (How did you end up from MO to OR?)

Debbie- My roommate and I lived in one of those old off-campus homes that was split into apartments.  My "husband to be" moved in next door and after being invited to our house for dinner (probably Domino's!) he pretty much never left.  We traveled to Portland, OR together to visit his brother and when I graduated I decided that was where I wanted to live.  Who knew it could be green in the winter?!  It's a much longer story, but this is probably already more than you wanted to know LOL!
